The development’s masterplan is organised around a central leisure courtyard. The main apartment building occupies the quieter inner section of the site, while the two lower duplex residences establish a more domestic scale along the public-road frontage. Between these two residential elements, the communal swimming pool, landscaped deck and shaded seating areas form the social heart of the project. This arrangement gives the development a strong sense of enclosure while separating the principal recreation areas from vehicular circulation. The main building rises through four residential levels above an open ground floor dedicated primarily to parking, access and building services. Each residential floor accommodates eight one-bedroom apartments, providing a total of 32 apartments. The communal swimming pool measures approximately 10.00 × 4.50 m and is surrounded by sunbathing terraces, landscaping and two shaded pergola areas. Poolside changing rooms and WCs are incorporated at ground level within the main building. The positioning of the pool between the apartment block and the duplex residences creates a protected courtyard atmosphere and gives the leisure area a strong visual relationship with the surrounding homes. The two private duplex homes introduce a more exclusive residential option within the development. Each home provides approximately 107.82 m² of internal accommodation over two floors. The ground floor contains an open-plan kitchen, dining and reception area together with a guest WC, while the upper level accommodates two bedrooms and two bathrooms. A vertical opening around the dining and staircase zone strengthens the connection between the two levels and gives the interior a more spacious character. Architecturally, Hermes is defined by a restrained Mediterranean language. Large white structural frames establish the building’s proportions, while recessed verandas create depth and provide natural shading. Decorative gridded screens operate as both a visual signature and a practical privacy and solar-control device. Transparent glass balustrades preserve openness and daylight, while the warm off-white palette, natural timber elements and layered planting soften the building’s geometric composition.
